It's a great time to buy!
Just like the stock market, the real estate market is cyclical. In 2005 when every one was buying real estate--if you were smart you would have been selling! And now, in 2010, when so many are forced to sell, what should a smart investor be doing??
That is right--you should be buying while real estate is on sale!!! We are experiencing historical low interest rates and there is so much OPPORTUNITY! There are incentives for first time home buyers, teachers, firefighters, police offices, EMTs in the Good Neighbor Next Door Program, there are FHA loans for which only 3.5% is required down, even sellers are offering their own incentives and many times can help pay for closing costs, or other incentives.
Ever wanted that condo in the city , the nice little two-flat in Wrigleyville for your kids, the suburban escape or even your second home, away from home--now all of this is attainable and affordable. I have agents all over the world ready to assist you with purchases anywhere you want to be....
If your child, or parent will be needing housing anytime soon, you should consider looking into the possibilities now. We all love a good sale--call me today when the prices are low and the inventory is high!

My Top Dollar Home Marketing Program
The following outlines my recommendations, and are subject to your approval and input.
-
Multiple Listing Service (MLS): Within 24 hours of signing, your home will be listed in the MLSNI listing service, now with national exposure.
-
Internet Exposure: What kind of advertising exposure can be better than 24 hours a day, 7 days a week, all year round? Your home will be shown via virtual tours, photos and flyers online all the time. Consumers have become much more sophisticated in recent years with up to 80% first shopping the internet. Your home will be on award-winning websites such as remax.com, illinoisproperty.com, realtor.com and possibly additional sites if your home is in the “Re/Max Collection” Luxury Homes Division.
-
LeadStreet: A Re/Max program offered by no one else, notifies me instantly of an inquiry on your listing so I can immediately respond to potential buyers' questions, and arrange showings quickly.
-
Post Cards: Beautiful custom postcards mailed immediately to potential buyers increasing exposure.
-
General Television, Radio & Print Ads: Driving more consumers to our websites and to your front door.
-
Follow-through is key to it all: I don’t know that it ultimately makes a difference how much money I spend on advertising if the leads generated are not followed up. Rest assured my team is prepared to follow-up with the leads we receive and transform these consumers to qualified buyers at your door.
- Appointments to View Your Home: All showings are by appointment only; under no circumstances should you allow any unscheduled touring of the home, or answer any questions at your door, or in your yard. Refer inquiries to your agent.
- Broker’s Opens: Critical to marketing your home successfully is the ability to draw from the pool of qualified buyers already in the market searching for their next home. It could be yours, so we want to immediately expose your home to as many licensed Realtors as possible. Once the property gets this type of exposure, we will see a steady increase in the number of appointments set to show your home. Listing information is available here for the brokers to take back to their clients and follow-up calls in the day or so after an Open often provides us with useful feedback. All of this is in our familiar path to success and will draw on the total pool of existing, qualified buyers. Our goal here is rapid exposure with a quick offer for your consideration.
- Continual Review of Effectiveness keeps us on top of our game, with a change in strategy if necessary. In an effort to get the job done as fast as possible to minimize the amount of stress on you and your family, we will do all we can do to get the sale.
Our value is in helping buyers and sellers make sense of all of the information out there, in my marketing skills, in my negotiation skills, in making sure you skirt all the potential land mines associated with a real estate transaction. In short, our job is to sell your home with the least amount of stress on you, in the shortest amount of time, and, of course, at the best possible price.
FACING FORECLOSURE? WE CAN HELP
You are not alone. Many homeowners are finding themselves in this difficult position. Maybe you lost your job, faced a serious illness, generally down on your luck and making those monthly payments is increasingly difficult to do. If you have no other financial assests and the equity in your home is low, there is another answer to losing your home to foreclosure.
A "Short Sale" is a way for homeowners to sell their property without the problems associated with foreclosing. With a short sale, there is no deficiency judgement, there is limited damage to your credit, there is no fear or loss of control because you are having a realtor help you, rather than the courts deciding your fate. The Realtor negotiates the settlement, not the courts, there are no attorney fees in a short sale, and best of all in about 2 years it is very possible that you can buy again. If your home is foreclosed, you may not be able to buy again for ten years. While financial difficulty got you here, we can help you get out without ruining your life. It can be managed if you work with Realtors and Real Estate attorneys who know how to help you. If you have missed payments on your mortgage, it is not too late. If you foresee a problem making your payments in the near term, it is not too late. Call Cindy today before it is too late. Walking away now can haunt you forever--talk to a professional today. We handle pre-foreclosures.

Chicago Heights program aims to aid new homeowners
Chicago Heights aldermen on Monday night approved a program that's designed to lure new homeowners to the city.
Under the program, the city will use $500,000 from its capital projects fund to assist potential homeowners with down payments. An approved applicant would receive $5,000, a military veteran $7,500 and someone buying a home in foreclosure or pre-foreclosure $10,000.
To qualify for the program, applicants must buy homes in Chicago Heights and then live in them for at least five years. If they leave earlier, they would have to repay the city the full amount received.
Anyone selected can only take advantage of the program once. Corporations or businesses are not eligible. The program will end Dec. 31, 2010 or earlier if the available funds run out.
